How do I find motivated sellers and BMV deals?
An important issue! As with many things in property, the right answer for you will come down to what’s important for you. Direct marketing like leafletting can work, but it’s a lot of effort; you could employ someone else to do it for you, but you’ll have to be comfortable with accordingly lower profit margins.
It may be more beneficial to use your network – Mark Morris is the leader of the Property Hub meetup in Manchester, for example – to see more deals. Between the people you know, there are going to be a lot of deals going seen and untaken – there are only so many that can be invested in, after all.
There are also small, local property sourcers operating in most areas whose job it is to find these deals and present them to potential investors. You’ll still need to do due diligence on any proposed deal to make sure it’s kosher, but more often than not the fees on these deals are pretty minimal, not to mention the time and the cost that having a deal sourced saves you.
