  1. Mortgage advice

Hi all, I am from Ontario, Canada. I have plans to purchase a condo near my office. I have been living in a rented home with my wife and 2 kids. Living in a rented home is a big issue because we have to keep shifting homes every now and then as per the landlord’s demands. So we thought it would be better that we buy our own home so that we can get settled well. We had started looking for homes since then. Since there are no savings, I am planning to apply for a mortgage. And I am looking for the mortgage brokers in Ontario so that I can get a good mortgage rate. I had a car loan and I had failed to make some monthly payments because of which my credit score was affected. But that was 3 years ago and I had repaid all the dues. And my credit score has also increased now. I have a few queries regarding this. What questions should I ask my broker? And should I inform them about the past details? Please guide me with this. Thank you so much.
  2. Need some advice

Hi all, I would like to know about the possibilities of getting a mortgage if you have a bad credit score. I had failed to pay the monthly bills and because of that, my credit score has been affected. I need to take up a mortgage for a personal reason now and I am worried I might not get it. But one of my friend told me that it is actually possible to get a mortgage even if you have a bad credit. I read some information about it here, http://www.mortgagesmortgages.ca/blog/mortage/can-get-mortgage-bad-credit/. It is said that even though there are high chances that you can take up a mortgage, the interest rate will be high. Is this true? Will I have to pay any additional fee? Need some advice.
  3. Advice on second mortgage

Hi, I am looking for some advice on second mortgage. I already have a pending mortgage on my home. Now, I require some additional funds for my daughter’s high school educational expenses. But, I do not want to take up another bank loan at the moment, so I think, second mortgage is a better option for me. But, I have heard that second mortgage can be risky, is this true? Also, what all the qualifications required for a second mortgage? I have a good credit score, is that the only thing required ?
